To start, we listen to your needs and help assess the feasibility of your idea and target budget.
And together, we'll determine if Live Oak Builders is a good fit for your project.

Pre-Construction
Once you've decided Live Oak is your builder, we sign a pre-construction agreement* (professional services agreement) with you.
Now Live Oak works on your behalf.
Live Oak collaborates with you, the architect, engineers, and designers. Live Oak works through the design process alongside your team, creates specification documents, and confers with you and your architect and/or designer on finish and material selections. Always mindful of your target budget, Live Oak checks prices and makes alternative recommendations when necessary to keep things on your budget.
When the design is finalized, Live Oak solicits detailed pricing from its trusted trade partners and vendors so we can finalize the construction budget. Live Oak assists with permitting. Once you've approved the final budget, we sign a construction contract, and we work with your lender as required.

After the Build

Construction
Once permitting is approved, construction starts. The good news about all that pre-construction planning?
It makes construction go more smoothly. We set you up in our construction software program where you can log in to get project status, see the project timeline, communicate with the team, and ask questions. We'll schedule weekly meetings -- on the job site or online -- to review construction underway and discuss upcoming steps. It's great fun to watch your home being built.

And then you can move in!
During the first year, Live Oak is on call to respond to any questions or concerns that might arise.
Live Oak provides a ten-year third-party structural warranty, providing you peace of mind about your investment.
